Brief Overview of Project:
The Kennedy Street Student Accommodation scheme comprised of two large accommodation blocks which aim to provide a much-needed solution to Central Glasgow’s growing demand for student living space. With developing higher education campuses, a mere stone’s throw away, the project invigorated the once industrial site with a new purpose. Balfour Beatty entrusted Lesterose not only with the extensive facing brick facades, but also with most of the structural elements as both structures were built using traditional block and slab construction. All-in-all the buildings comprised of 500,000 bricks and 250,000 concrete blocks.
Challenges:
The city centre site presented several logistical difficulties from extremely limited site storage capacity to very restricted forklift manoeuvrability. To effectively overcome these potential problems, Lesterose’s site management adopted an exceptionally collaborative working partnership with the Balfour Beatty site team and the other subcontractors. Through constant communication, awkward activities such as sharing resources and workspace went without a hitch. The next challenge lay in driving the project critical path. With fixed dates for precast slab installation and concrete pours, the distribution and redistribution of labour and materials was a daily necessity to meet the four sectional handover dates for each level in quick succession. Once again, a cooperative approach demonstrated that good communication remains invaluable to a strong working partnership.
